My dear Friend
You must pardon my appearance of neglect
in not instantly answering Your Letter but the truth
is that tho’ it is dated Friday Night I did not get
it till Four on Saturday and no Post going out or
Person returning from here to Town I had no means
of doing it.
I beg the kindness of you to express the sense
I have of Lady Thomonds goodness in communicating
to me through you the terms on which I might
have the House in Leicester Square _ It is on many
accounts so desirable a situation and from its having

been the residence of Sir Joshua is interesting to
a Painters Mind that nothing but the serious
consideration of Expence would make me hesitate
to embrace the offer _ That however effectually
prevents it and till the Lease of my present
House is out I have determin’d to remain in it
having expended some money in alterations to
make it tolerably convenient to my purpose tho’ as you know
it is still inadequate to my wants _ I relinquish
the Proposal with sincere regret and intreat that
you will communicate my answer with every
expression of my Respect and Thankfulness for this
